My wife and I did a video on this property a few days ago before the sale updated on SDAT. We are updating it with this info and will collab with you.

Hey Brandon, I'm not sure if you saw my response on IG -- but yes, we would love to help in any way we can.

I found this Delaware based entity and went to www.bizapedia.com to "review" them. We live very close to the warehouse and are disgusted by what happened. I called every county commissioner and left messages asking for a return call. Still waiting. I didi the same with the governor's office. Same deal; no reply.

Keep it up! They may not respond your call, but as long as you leave your name and zip code, they log your call. That’s important. And encourage your friends, relatives, anyone else in your local area to do the same.

The seller was a Fundrise entity, which uses small investments from non-accredited investors (starting as low as $500-1000). They purchased this property for less than $5m in 2022, and just sold for $102m. That is a helluva gain. I wonder whether and how Fundrise investors know what assets are in their portfolio, and whether they know the fund they are invested in is transacting business with DHS.

I am watching the Washington County permit applications, hoping that will give us some idea what is going to be done with the building. But will they evenapply? Is there a law that says the federal government must get local permits to modify a building they own? Is there a greater than 1% chance that they will?

I think that's a good place to start. You might also consider looking at SAM.gov or USASPENDING.gov for contracts or solicitations in Hagerstown in the future.

Generally, the feds are exempt from local and state land use regulation.

I'm a lifetime resident of Williamsport (where it is actually located) and live a few miles from this warehouse so I'm extra invested in what's happening. According to several articles I've read, it is being retrofitted to hold up to 1,500 detainees, possibly as soon as April. Our County Commissioners claim to know nothing and will not allow citizen participation to voice opposition in meetings. Considering one of them (Derek Harvey) worked in the first Trump admin. I'd say they are in DHS' pocket.

When I look up to see this FRIND-Hopewell, LLC. Seems it was a special purpose entity formed by East Coast Opportunistic REIT to buy a large industrial warehouse at 10900 Hopewell Road in Hagerstown, Maryland. A controlled subsidiary funded by REIT investments, with ties to Penzance (a real estate firm).
